Rules for Tenancy
If you are not able to agree to these rules, you are NOT a candidate for tenancy with Care Homes Semi-Independent Housing
1. Rent is due on the 1st of each month and is late if not in the rent box by 12 noon on the 5th.
A $50.00 late fee and $5.00 additional per day will be assessed and risk of eviction is
assumed by the tenant.
2. Smoking/Vaping inside the home/room is prohibited. Smoking is allowed in designated smoking areas only. Smoking inside will result in a $500.00 fine for damages and eviction.
3. Harassment, violence, or disruption to other tenants will not be tolerated.
4. Damage to the rental property and household items is grounds for eviction and will be the financial responsibility of the tenant to replace or repair.
5. Use or possession of alcohol and/OR illegal substances on or off the premises is grounds for immediate eviction.
6. Tenants shall participate in their weekly chores as part of residing in this residence in accordance with the chore chart at the home.
7. Tenants are expected to keep the property clean and free of clutter including bedrooms.
8. Under your Month to Month Lease, a 30 day notice to vacate is required. Rent must still be paid for this 30 day period.
9. When vacating the property, all of your personal property must be removed from your bedroom. Any garbage or items left behind will be billed to you to cover the cost of removal.
10. Residents convicted of a felony or sex crime while living at the residence are subject to immediate eviction at the discretion of landlord who determines severity of offenses.
11. For Safety candles or other burning items are not permitted in the residence.
12. Sharing of medications is prohibited between tenants.
13. Overnight guests are not allowed without prior written permission from landlord.
14. Tenant is responsible for ensuring guests entering the premises follow house rules. No visitors with sex offenses are allowed. No individuals with felonies are allowed without permission from landlord.
15. I understand that I am required to take my medications as prescribed by my providers to
maintain tenancy at CARE Homes.
16. I understand that I may be required to take a urine drug screen at the request of CARE Homes and any staff members and that I will have 24 hours to complete the test at my expense to avoid possible eviction. Any denied test will be considered a fail and an eviction notice will be issued.
17. I understand that I will be required to follow through with probation/parole requirements to
live at CARE Homes.
18. Relationships with others in the house should reflect a family type relationship. Association
with other residents, workers, or staff in a non-family way (romantic, intimate, or sexual manner) may be cause for lease termination.
19. CARE Homes is not responsible for lost or stolen property.
20. Guest visiting hours are 9:00 AM to 9:00 PM. Overnight guests require prior written permission.
21. There is a limit of 1 registered car per tenant. Tenants are not allowed to service vehicles on
the premises and non-working vehicles must be removed within 1 week of notice from
landlords.
22. Residents are responsible for the purchase and preparation of their own snacks and meals. Label your food and drink. If it is not yours do NOT eat it. Violations will result in eviction.
23. Tenant is responsible for obtaining renter's insurance for any damage that may occur to personal belongings. Care Homes is not responsible for personal item damages.
24. Reasonable noise levels are to be maintained at all times. No yelling, screaming, or loud music/TV.
25. Landlords can be reached between 9:00 AM and 9:00 PM 7 days per week. In the case of an
emergency, call emergency services first and then notify landlords immediately thereafter.
26. If landlords are required to move your personal belongings to storage due to hospitalization,
incarceration, or other reasons leading to non-payment of rent, and you do not arrange for someone to move your items swiftly, a minimum fee of $500.00 will be charged. If you request to have your belongings held in storage on the premises until you can retrieve them, a $50.00 per month fee will be assessed and storage balance must be paid in full prior to reclaiming property.
Personal property not requested by tenant and approved by landlords for storage will be discarded after 30 days of leaving the residence and will be considered abandoned property. Additional fees will be charged for garbage/property removal.
28. Fire and safety plans are reviewed upon signing of lease. Please become familiar with where smoke detectors, fire extinguishers and entrances and exits are. Always call 911 in the case of an emergency.
29. Maintain a good relationship with neighbors and stay on CARE Homes property boundaries unless accessing the community.
30. Your room is for you only. We do not allow couples or roommates. If your circumstances change you must find other housing to support your need. Moving anyone into your room will result in a $500 fine per person and immediate eviction.
31. No pets on premises. You are living in a communal living environment that is not conducive to pets due to the disruption to other tenants or potential allergies. If you would like a pet, please secure independent housing and do not rent from CARE Homes.
32. If you are late on rent, are missing or absent from the home, or fail to call landlords about an extended leave, you will be considered to have abandoned your room and your lease will be immediately terminated.
If you are not able to agree and adhere to the above rules, you are not a candidate for
tenancy at CARE Homes.
